A fact sheet prepared for your for sale by owner home will prove to be one of the strongest marketing tools. Fact sheets, sometimes referred to as home brochures, are usually attached in a weather case to the For Sale sign in the yard of the home. You can also place them inside your home to give to buyers. It is a good practice to pass out fact sheets at open houses and home showings.

FSBO site operators must be going through difficult times as they are resorting to marketing hype that should cause one to question everything they say.
In a recent post one FSBO operator claimed that the true commission you pay on a sale of your home could be as high as 60% or even 90% not 6% or less. Their rational is that you are really only paying commission on your equity.

Given the American obsession with litigation, it’s somewhat amazing that legal experts could not recall a case of a home buyer who may have overpaid suing a real estate agent before Marty Ummel came along.
Legal and real estate experts say that Ummel and her husband, Vernon Ummel, should have done their homework better before purchasing their four-bedroom home in a luxury development outside of San Diego in 2005 for $1.2 million, a price that the Ummels say was as much as $175,000 more than what similar houses in the development sold for.

I had a property for sale on eBay for $389,000. The property was located in Tennessee, it had a home and a school on it, twelve acres of property total. The auction was a good deal, the property was easily worth a half million but the owners needed to sell. So I get an email from a guy named Victor. He wrote me and said, “I want to find out more about that property. Could you tell me more and the let me know the price?” He saw an ad that I put on an FSBO site so I sent him to the eBay auction. He said, “Oh, I love it, this is perfect, this is what my family and I have been looking for. We really like this property.”

A few years back when I was teaching “Introduction to Real Estate Consulting” at boards and associations, it was common for agents, brokers, and managers who didn’t understand consulting to dismiss it as “discounting.” This type of comment was always amusing to me because, in fact, I developed my consulting model as an anecdote to discounting.
